Selling in The Villages

Your home isn't just competing with resales — it's competing with brand-new construction

Every buyer who looks at your home is also being shown the developer's shiny new builds, incentives and all. Winning that comparison isn't about wishing — it's about pricing with the true cost in view, answering the bond question before buyers ask it, and marketing the monthly payment buyers actually shop by. That's the plan I run, and it works because I sit on both sides of the table: broker and loan originator.

The Strategy

Four things that sell a Villages home

1. Price against new construction — on true cost

  • Buyers cross-shop your resale against new builds. We price from recent sales in your village — then stress-test the number against what a new build really costs a buyer, bond included
  • Your advantages are real: mature landscaping, a finished village, no construction zone — and often a bond that's paid down or gone entirely
  • A price that survives the true-cost comparison gets showings; one that doesn't, sits — especially November through April, when buyers have the most choice

2. Answer the bond question first

  • The first question every informed buyer asks is "what's the remaining bond?" — we have your exact figure documented and in the marketing from day one
  • A small or paid-off bond is a headline feature, not fine print: on newer southern homes carrying $20,000–$35,000+, a paid-down bond is worth real money to a buyer every single month
  • No surprises mid-deal: bond questions answered late are deals that wobble; answered early, they're a reason to choose your home

3. Market the payment, not just the price

  • Buyers shop by monthly number — mortgage plus the ≈$204/mo amenity fee plus your bond installment (or the beautiful $0 where it's paid off)
  • As a loan originator, I present your home's true monthly cost next to the new-build alternative — that's the comparison buyers are already making in their heads
  • Financing questions from buyers and their agents get answered fast and accurately, because the lending expertise is in-house

4. Position your village, not just your house

  • Each village has a buyer: walk-to-the-square (Collier), waterfront centrality (Bridgeport), nature and quiet (Fenney), value and The Sharon (the north end)
  • Your marketing leads with the daily life your street actually delivers — the square, the trails, the dining row — because that's what the buyer is purchasing
  • Deed restrictions are real here; we present the home at its best within community standards, so nothing in the marketing promises what the rules won't allow
The Process

How selling works, step by step

1

Pricing & bond review

We pull recent sales in your village, document your exact remaining bond balance, and set a price that wins the true-cost comparison against new construction.

2

Prep

The fixes and presentation that matter in a 55+ market — and honest advice on what to skip. Older homes get an inspection-ready once-over, so buyers find no surprises we didn't price in.

3

Launch

Marketing built around your village's daily life and your home's monthly number — bond advantage up front, payment story told clearly.

4

Evaluate offers on true terms

Price is one line of an offer. We compare financing strength, timelines and the buyer's real cost picture — my lending background makes this read fast and accurate.

5

Close clean

Bond documentation ready for the buyer's side from day one means fewer mid-deal questions — and a closing that stays on schedule.

Timing Note

Season is your tailwind — if you're priced for it

⚠ November through April is peak season

The squares, roads and restaurants fill up — and so does the buyer pool. It's the best window of the year to sell in The Villages, and also the window with the most competing listings. Homes priced on true cost move; homes priced on hope watch the season pass. If you're thinking about this winter, the pricing conversation should happen now — call me at (352) 207-3600.

What's your home worth against today's new builds?

One call: recent sales in your village, your bond picture, and a price that competes. No obligation — and if the numbers say wait, I'll tell you that too.
