Buying in The Villages

A local buyer's agent — because the developer's team works for the developer

New homes in The Villages are sold by the developer's own sales operation, and resales move through the open market. Either way, you deserve one person whose only job is your side of the table: comparing areas honestly, pricing the bond into every home, and telling you when the smarter buy is the one nobody showed you. That's the job I do — as your broker, and, if you want it, as your loan originator too.

The First Decision

New construction vs. resale — the honest comparison

🏗️ Buying new (mostly in the south)

  • Current floor plans, modern energy codes and builder warranties — no renovation math
  • Nature and room to breathe in the newest villages, with Eastport still filling in
  • The tradeoff: the community's largest CDD bonds — $20,000–$35,000+ (about $1,500–$2,500/yr on the tax bill)
  • And: construction as a neighbor for years, young landscaping, amenities still maturing, and long cart rides to the established squares

🏡 Buying resale (north, center, Brownwood)

  • Paid-off or paid-down bonds — often the single biggest saving in the whole deal; a resale can beat a new build on true monthly cost
  • Mature landscaping and finished villages — shade, established streets, squares and clubs already running
  • The lowest entry prices in the community are resales in the Spanish Springs area
  • The tradeoff: older floor plans and older-home budgets — roofs, HVAC and updates. Inspections matter here

Neither answer is "right" — it depends on your budget, your timeline and which daily life you want. We compare both, with the full monthly number on each. Full cost breakdown on the Costs page.

Ask Before You Offer

The bond questions — every buyer, every home

Four questions that protect your budget:

  • 1. What's the exact remaining bond balance? In writing, for this specific home — balances vary by street and build year
  • 2. What's the annual installment? It rides on the tax bill; newer southern homes run roughly $1,500–$2,500 a year, paid-off older homes run $0
  • 3. Can the bond be paid off early — and should it be? Sometimes a payoff (or a seller credit toward one) changes the deal for the better; we run it both ways
  • 4. What's the current amenity fee? ≈ $204/mo in 2026 — confirm the live figure and budget it like a utility

I pull these answers before you offer — not during the inspection period, when surprises cost you leverage.

The Process

How buying works, step by step

1

Talk it through

A call about your budget, your timeline and the life you want here — squares and nightlife, nature and quiet, golf above all, or value first. We pick one or two areas to focus on.

2

Get the true monthly number

Pre-approval and a full payment picture — mortgage, amenity fee, bond installment, taxes and insurance — so every home we tour is already priced the way you'll actually pay for it.

3

Tour areas, then homes

Squares and villages first, listings second — new construction and resales side by side, with recent sales for every street you're serious about.

4

Offer — with the bond verified

The exact remaining bond balance confirmed in writing before your offer goes in, and the payoff question decided with real numbers, not guesses.

5

Close and settle in

Inspections, closing, and a head start on the life you bought: the clubs, the squares and the cart paths, mapped to your village.

Ready to start with the areas — or already eyeing a home?

Either way, the first call is free and the advice is honest. If a home's numbers don't work, I'll tell you — and show you the one that does.
